This incentive program encourages our professionals to recognize and capitalize on pricing dislocations and value-enhancement opportunities ahead of the market. The result is an active deal flow that generates investment opportunities for Stream, its executives and investment partners.
Since 1996, Stream has purchased or developed 44 properties, 30 of which have been sold or “financed-out.” Total profit on the 30 investments was approximately $152 million (excluding equity preferences) with an average total return of 193 percent and an internal rate of return of 348 percent. We’re currently executing its business plan on the six remaining properties and expect similar results.

We strive to alleviate existing and potential risks by examining all relevant and available information and making significant decisions based upon our collective underwriting expertise, market knowledge and business judgment.
