7:15 a.m. – I start each morning by sending out a daily “RATES” e-mail with yesterday’s closing market values.
This e-mail goes to the entire company as well as certain clients, updating them on current Treasury, LIBOR,
stock market index, and commodity rates. Many recipients use these rates throughout the day, so it’s important
I have it in their inbox first thing. I then look over my short-term projects list and determine what I need to
tackle first for the day.
7:45 a.m. – I scan the Houston Chronicle and The Wall Street Journal, looking for relevant articles to e-mail to
the transaction team, keeping us all updated on market conditions and current deals.
8:00 a.m. – It’s time for our weekly leasing meeting, a chance for the office team to update each other on active
deals. I also give a presentation about LEED, a rating system developed by the U.S. Green Building Council to
certify sustainable buildings. As it is becoming a new standard for Class A office buildings, this topic is
increasingly important and it is my responsibility to become an expert.
9:15 a.m. – With Jennifer Bachand, our Senior Marketing Coordinator, I work on a development map of the Houston
Galleria area, showing all existing and proposed projects in the submarket. I compile the office stats from
CoStar and check a few websites for upcoming developments. I’ve been driving the market recently to watch the
status of a few projects under construction and make sure to update these on the map. I am also helping Jennifer
on a pitch for leasing services and we discuss the status of the revisions and updates to my market overview.
Creative and impressive presentation of the information is key and Stream works hard to differentiate itself in
this regard.
9:30 a.m. – I continue to work on the development map, going over recently announced proposed office and retail
buildings. I also get an e-mail from Ryan Bishop discussing the basics of a proposal I need to draft and add
this to my list of projects for the day.
11:00 a.m. – Using GlobeSt.com and various other real estate targeted websites, I scan recently released
articles for market information. I find an article just released about a big lease recently closed in the
Galleria market and e-mail it to the office leasing team. I also contact the U.S. Green Building Council to
inquire about using LEED logos in our marketing materials.

11:30 a.m. – I head out to a broker luncheon, an important way to network and meet new professionals. During
lunch, a panel discusses the current state of the credit market – an issue all of our owners are concerned with
and I take detailed notes to share with the group.
1:15 p.m. – Back at the office, Brad Fricks asks me to set up an ARGUS file for one of his buildings so that we
can look at the projected value of the asset. I start by calling the property manager to obtain the rent roll
and begin entering the information to analyze. I also finish up the proposal for Ryan. I double check that all
the details are correct, as an avid attention to detail is what consistently separates Stream from its competition.
3:30 p.m. – Dodging the football Kyle Valentine and Justin Robinson are throwing while on a conference call, I
join Ryan as he’s running out the door for a tour of one of our recent leasing assignments, 2550 North Loop. We
tour a 3,000 square foot prospect through two suites and the common areas of the building, discussing potential
layouts, the parking situation, and if the owner has plans to LEED certify the building.
4:30 p.m. – When we return, I continue to work on ARGUS, familiarizing myself with the program. The office is
bustling, as everyone is back from tours or meetings, and returning phone calls. The open office atmosphere not
only provides me with constant interaction and observation of senior professionals but also keeps my adrenaline
going as it creates an energetic, vibrant environment where performance expectations run high.
6:00 p.m. – I pack up and head to a broker event, along with a few other members of the office team. I make sure
to grab a sample lease to read at home, to keep learning the legal details we are involved with daily. Just as
I’m leaving, I get a request to begin a lease summary on another big deal the team just signed and I mark it on
my list for the first thing in the morning.
